I've been eying this development from its inception a year ago. It's shaped like a big letter H in that hot modern steel look, basically one block from where I live right now. The Howard side is covered with automatic metal louvers (no need for curtains). The 18-unit condo development was done by Stanley Saitowitz / Natoma Architects, they have interesting plans for the Octavia Gateway (more)

There are a couple of nerdy articles that talk about the use of space and how "green" the louvers are, check em out

The breakdown last July
- Two studio unit in the mid 400’s (one is a BMR)
- Eight 1BR units will be around 880 sf and start in the mid 600’s (one is a BMR)
- Six 2BR units will be around 1250 sf and start at around 800k and top out in the lower 900’s. There were originally eight 2BR units but Mr. Saitowitz himself will be living in 2 of them.

The floor plans feature a lot of open space, and no such things as walls or doors.. hmm

- Listing: 1234 Howard Street #2B (2/2) 1,279 sqft - $809,000 [MLS]
- Listing: 1234 Howard Street #2D (1/1) 880 sqft - $619,000 [MLS]
- Listing: 1234 Howard Street #2E (0/1) 436 sqft - $429,000 [MLS]

October 1 update
“just three 2-bedroom homes” (out of the original six) remain available at 1234 Howard

I only found the one listing below with two smaller units, prices dropped a tiny bit
- Listing: 1234 Howard #2A (2/2) 1,245 sqft - $799,000 [MLS]
- Listing: 1234 Howard #2C (1/1) 886 sqft - $599,000 [MLS]
- Listing: 1234 Howard #2E (0/1) 436 sqft - $419,000 [MLS]

HOA dues on $325, $382 and $433 (yikes), they each come with one parking space. The price per sqft is around $600 (the studio approaches $1,000). SocketSite comments have been rather unkind.. the readers are ultra architecture design nerds though so went to check the place myself

Awesome
- looks gorgeous, it has that serene atmosphere from the de Young
- love that metal finish
- the huge windows
- the open living room
- the floors

Whack
- where is the HOA fee going?
- the 2BR entrances are sliding doors
- that 2nd "bedroom" in the larger units is a bit of a joke, it is so small it looks like an extra wide hallway
- lack of storage space and cabinets
- bathroom tiling gave me the creeps, psycho sterile.. think of the opening scene from Saw, and those flat sinks.. elegant and retarded
- units that face north (Natoma)

If anything the 1BRs look the most practical and attractive.. like the ultimate bachelor pad (the 2BR would serve the same purpose.. yea for one person).. oh wells
